Beddington Trading Estate is located on Bath House Road just off Beddington Lane, one of the main industrial areas in Croydon. It is located approximately 8.5 miles south of Charing Cross; 3.5 miles to the west of central Croydon and runs between the A232 and the A236. The M25 (junction 7) is within 6 miles and is accessed via the A23.

The estate is multi let and comprised of 11 units, arranged over 116,008 sq ft on a site area of 6.9 acres.
